How to switch your income source from self-employment to landlord with UK property in Sage Sole Trader. This changes your business to UK property tax categories.

Description

This article is for Sage Sole Trader customers who selected self-employment as their income source, but are actually UK property landlords. Switch your income source so you report the correct figures to HMRC.

When you switch, Sage maps your existing transactions to the most suitable UK property tax categories. The process takes up to two hours to complete. While it's running, you can't add transactions or journal entries, or submit quarterly updates. Sage emails you when the switch is complete.

NOTE:

You can't switch your business type if you've already submitted a quarterly update, or set up on CIS.

If you earn income as both a sole trader and a UK property landlord, don’t switch. Instead, record your landlord income in a separate business. To learn how, see Use Sage Sole Trader for UK landlord and sole trader income.

CAUTION:

This change is permanent. You can’t switch back to self-employment.

Switch your income source

  1. Go to Settings.
  2. From Your business, select Manage business type.
  3. Select the income source dropdown, then choose Landlord with UK property.
  4. Select Save.
  5. In the popup, select I understand this change is permanent and cannot be undone.
  6. Select Confirm and continue.

Sage updates your income source, which can take up to two hours. You can't add transactions or journal entries during this time. Sage emails you when the switch is complete.

If the switch works, you see the banner Income source updated.

Review your transactions after the switch

UK property uses separate categories for residential and non-residential income and costs. Self-employment uses one combined category. Check your mapped transactions to make sure each one uses the right category.

Pay close attention to your financial transactions. Sage maps them to its best match, but if you need to change some, see Landlord category mapping in Sage Sole Trader.

TIP:

Review your transactions soon after the switch, so your next quarterly update is accurate.
