Submit income based on property ownership share
Description

If you share ownership of one or more rental properties, you must report only your share of the income and expenses to HMRC.

In Sage 50 Accounts, you record the full income and expense amounts for the property business. Sage then applies your ownership percentage when it prepares your quarterly update.

When you set up MTD for Income Tax, Sage asks if you share ownership of any UK property.

If you select Yes, indicate whether your accounts already show your personal share:

  • Select No if they don't, then enter your ownership percentage
  • Select Yes if they do, you don't need to enter a percentage

How Sage applies your ownership percentage

When you enter an ownership percentage, Sage:

  • Reduces rental income to your share
  • Reduces allowable expenses to your share
  • Uses the adjusted totals in your quarterly update

EXAMPLE:

If you own 50% of a property, Sage submits 50% of the recorded income and expenses. Record the full income and expenses in Sage. Sage applies the ownership percentage at submission.


Mixed ownership percentages across property businesses

When you select the option to apply an ownership percentage, Sage applies this percentage to all MTD transactions.

You can't apply different percentages to different properties inside the same Sage 50 Company. 

If you have the same percentage of ownership for all properties in the business, use one company, and apply the ownership percentage.

If your ownership percentage differs between properties inside the business, you have three options:

▼ Record transactions at the percentage of ownership and submit via Sage 50 Accounts

Record transactions related to each property at the percentage ownership you have, and submit your quarterly updates via Sage 50 Accounts. 

EXAMPLE:

If you own 50% of property A and 30% of property B. Enter all transactions for property A at 50% of the total value. Record all transactions for property B at 30% of the total value.

Before you submit

Before submitting your quarterly update, confirm:

  • Your ownership percentage is correct
  • Your rental income and expenses are complete

Submitting the wrong ownership percentage can result in incorrect reporting to HMRC.
